Our Building Process

Jamie Howard of Jaydoug Constructions Pty Ltd will guide you through this initial stage of planning so that your dream home can be achieved within your budget, with no time wasted.

These sketch plans are submitted to relevant council and building departments, before final (and usually minor) plan changes are made. During this time,  Jaydoug Construction’s can advise you on it’s vast range of colour schemes and quality finishes to suit your personal style and theme.

From here, a quote and specification of works can be provided to you and if no further changes are needed the contracts can be signed. The approval process can then occur, followed by the commencement of construction of your new home or renovation!

Throughout this process Jamie and his professional team will keep you well informed through every component of the planning and building process to ensure that all work is conducted with integrity, efficiency and professionalism.

Initial Enquiry Stage:

Scenario 1: You have plans already organised and now need a builder!

Call Jaydoug and organise a meeting to go over your plans and following which we will provide you with an all inclusive free quote.

Scenario 2: You have some idea of what you want,  but don’t quite know where to start!

Generally most people have a fair idea of what they want to achieve but lack the experience and/or confidence to get the process started. Whether you have an empty block of land, or own an existing house that you want to either extend or knock down and rebuild, we are happy to provide you with no-nonsense advice that is based on years of experience.

Our aim is to help you make an informed decision on how best to proceed when you may be struggling to get your head around things such as council regulations, lifestyle decisions and most importantly potential costings.

Call us to organise an obligation free meeting and we can advise you on realistic estimates to help make that crucial decision.

Pre-Planning Stage:

To help you make an even more informed decision we will draft some sketch plans. These sketch plans provide a quick visual solution without having to go through the entire process of creating detailed working drawings. The sketch plans will also allow us to provide you with a much more accurate estimation on how much your project will cost.

You can also use the sketch plans to organise a pre-DA meeting with council. Such a meeting can help you identify any potential problems before submitting your development application.

Once this is completed you will have a realistic costing and a sketch plan to work from.

Detailed Planning Stage

Once you are confident with your design and have a positive indication from local government regarding a potential DA you can then confidently move forward with your detailed planning. The time that we have already invested in preplanning will allow our draftsman to quickly produce for you a comprehensive design of your new home or extension (including specifications that detail your inclusions).

This detailed plan will be then used to provide you with a accurate cost estimate and form the basis of your development application.

Government Approval and Construction Certification

Contact us , we can let you know if what type of approvals you need. Whether they need to be lodged ACTPLA or a private certifier. Sound confusing?   Thats why were here to help or we can do all this for you included in our quote and save you the headache :)

Final Selections

We can finalize your inclusions and give you an accurate quotation for your home .

Construction Commences

This is the exciting part, watch your dream home develop in front of your eyes hassle free. This will probably be your biggest investment yet,  so lucky you built with jaydoug as we say ” Jaywalk, crossing the street your way, jaydoug build the house your way” !

Final Inspection & Occupation Certificate

The certificate is isuued and you can enjoy your home for a lifetime.
